1. Check-In/Check-Out........... Check-in begins after 3:00 p.m. (CST) with most units ready by 5:00 p.m. During peak season, unavoidable delays may occur and there is a possibility your vacation rental may not be ready by 5:00 p.m. (CST). Your patience will be appreciated. Late arrivals should make arrangements by telephone prior to arrival for key pick-up information. Please refer to your confirmation receipt for check-in location. Check-out time is by 10:00 a.m. (CST) firm, so we may prepare for our next arrival.
2. No Pets................................. If any evidence of a pet(s) is found in your unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit.
   
3. Family Rental ONLY!.......... We are very serious about maintaining a family atmosphere for the quiet enjoyment of all guests. We will rent to family groups, married couples and responsible adults over the age of 25, proof of age is required. The total number of persons allowed in the unit at any time is restricted to the stated limit for each property. Absolutely no house parties allowed. This includes weddings, wedding parties and receptions. Any violators will be evicted. Eviction without refund as well as loss of deposit is the penalty.
   
Falsified Reservation.............. Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted to check in.
4. Unit Assignments............... We reserve the right to change unit assignments. When you confirm a reservation, a unit will be assigned; however, no unit request is guaranteed. If a change becomes necessary, every attempt will be made to contact you by mail with a new confirmation and/or by a telephone call.
5. Reservation Deposit.......... .A reservation deposit equal to 50 percent of the total rental fee, excluding sales tax, is required within 5 days of booking in order to confirm your reservation. Payment of reservation deposit can be made by bank money order, cashier’s check, personal check (paid at least 30 days before arrival date), Visa, MasterCard, or Discover. At check-in, your reservation deposit will be applied towards your rental balance. There will be a nonrefundable reservation fee added to all reservations at the time the reservation is made.
Note........................................... A few vacation properties may require full payment of all rental fees and a cash damage deposit, paid at least 60 days before check-in.
6. Damage Deposit................

A damage deposit of $100-$1,000 will be required at check-in. All units are inventoried and inspected before and after each occupancy. Your damage deposit is fully refundable within thirty days of departure providing:

a) No damage was done to the unit or its contents (linens included) beyond normal wear and tear.
b) All debris, garbage, and discards were placed outside in proper containers.
c) Soiled dishes were placed in dishwasher and cleaned.
d) Unit was left in a neat condition and furniture was not rearranged (a min. $75 charge if extra cleaning is required).
e)
No items were missing from the unit; all windows/doors were closed and locked.
f) All keys were returned to the office (a $50 cash fee for each unreturned key and a $50 cash fee for any after-hours lock-out).
g) There were no violations of the rental policy.
h) All charges accrued during your stay were paid prior to departure.

Note........................................... If expenses are incurred to repair damage, replace missing items, pay for extra cleaning, or any other violations of the rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and a minimum administration fee of $50.
7. Cancellations...................... Reservation deposits will not be refunded unless the unit is re-rented for the same rental payment and time period reserved. If refunded, $50.00 will be retained for an office service charge. Cancellations or early departures for any reason (including weather) do not warrant any refund of rent or deposit.
Note........................................... Hurricane Policy: Should a hurricane threaten our area, we will receive evacuation instructions from the National Hurricane Center and our local governing officials. In the event of a “Mandatory Evacuation”, only the unused portion of your stay will be refunded. No refunds will be given for voluntary evacuations.
8. Minimum Stay...................... Rental rates are based on a three-or four-night reservation. Longer stays may be required during holiday periods or during summer season. If you require a shorter stay, please ask for availability and rate.
9. Beach Service..................... Complimentary beach service is provided for some properties. Complimentary beach service includes two (2) chairs and one (1) umbrella, and is available spring through fall
season only (weather permitting). Complimentary beach service for houses in Seashore Village Subdivision available Memorial Day to Labor Day only (weather permitting). Complimentary beach service is an option of the owner and is subject to change without notice!

10. Internet Service................

Some properties have internet service available. Please check our website or contact us if internet service is a priority for you.

11. Monthly Reservations......

.Three (3) month rentals or longer will be given priority during the winter season. Complimentary beach chair/umbrella service is not included in monthly reservations.

12. Payments...........................

.Balance of your rental payment and damage deposit are due upon or before arrival. Payments may be made by cash, traveler’s checks, bank money orders, Visa, MasterCard, or Discover (card must be present and payment made by registered guest only). No credit card payment for the balance due will be processed by telephone. Credit card payments will not be accepted for monthly reservations or those certain properties
that require cash payment
. Rental rates are subject to Florida state and local taxes.

13. No Daily Maid Service......

Rates include housekeeping service upon departure only. Linens and bath towels are included and not to be taken from the unit. We suggest you bring beach towels. Guests will need to provide their own paper items and cleaning supplies. An initial set-up of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest.

14. Items Left in Unit..............

Garrett Realty Services, Inc. is not responsible for personal items left in a unit. If items are found and you wish them returned, there will be a $25 service charge plus shipping costs.

15. Furnishings.......................

Our vacation rentals are individually owned and furnished. Please do not rearrange the furniture, take any items outside that are part of the interior décor, or move any furnishings or kitchen items to another unit. You will be charged if the housekeepers have to rearrange the furniture after your stay. The unit descriptions were correct at the time of printing, but
subsequent owner renovations may have resulted in changes. Although every effort has been made for accuracy, Garrett Realty Services, Inc. is not responsible for errors in this brochure/website for property changes made by the owners or for any conditions beyond our control upon arrival.
Note............................................ Rental agent represents property to the best of his/her ability and assumes no liability for errors or omissions.

16. Utilities................................

No compensation will be given for temporary outage of electricity, gas, water, cable, telephone service, or internet service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Garrett Realty Services, Inc.

17. Parking...............................

Please park in designated areas only. Most properties allow only two (2) vehicles. No RVs, trailers, boats, or jet skis allowed. Please make arrangements before arrival.

18. Rules and Regulations...

All guests, as well as owners, are required to conform to all rules and regulations that are provided for each property. Violators are subject to eviction.

19. Non-Smoking Units.........

Smoking is strictly prohibited inside “non-smoking” rental units. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in your non-smoking unit.

20. Agency Disclosure...........

Garrett Realty Services, Inc. is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for acts of theft, vandalism, or damages to the guest’s personal property. Note: All monies collected will be placed in an interest bearing special account and all interest will accrue to Garrett
Realty Services, Inc.
