Beachside Villas Reviews
     We stayed at Beachside Villas #621. We were delighted to find that we were one of the few units with an unobstructed beach view. For us, that was worth the price right there. The villa itself was fine- nothing fancy, but very clean and had enough space for six comfortably. The living room area is very small, but functional for 3-4 people at a time. The unit does need a little work and updating. The carpet is very worn in certain areas and the vertical blinds on the patio doors are very hard to operate. The seals on the master bedroom windows are broken so the view from there is clouded, but would be fabulous with new windows. The master bath shower is great- felt like I was getting a massage every time I showered! The walls are very thin, so there was some noise from the unit above us, but not too bad.
The beach is just steps away from the unit and is absolutely beautiful. People were very friendly and the Garrett Realty agents were very helpful. We went during Spring Break and my two fifteen year old's and their two friends had an absolute blast. There were lots of other kids at Beachside Villas, and the tennis courts and pool are nice pluses. The only downside to the pool for us was that is was very cold. We were told it was heated, but it was not. If the weather had been warmer that would not have been an issue though.
We rented bikes and rode into Seaside almost daily. It is about 4 miles or so, not far at all on a bike. The bike trail is nicely maintained and MOST people get the whole "ride on the right, pass on the left" rule. :) The town is cute and quaint, a little pricey, but not ridiculous. It felt very safe, which was great for our teenagers who wanted space from Mom & Dad. There were a lot of college kids there during Spring Break, but we did not see anything loud or raucous going on. It was very pleasant.

It was a wonderful vacation for the whole famil Reviewed on Wednesday, March 24, 2010     As of Nov. 15, 2009, this unit has been updated with new living room furniture, flat panel tv, new stove, new microwave, new drapes, and has been totally refreshed. The view from this unit is incredible, and the boardwalk is very accessible. A walk on the sugar-sand beach, a dip in the gulf, or a swim in the pool -- it's all just steps from the door. Enjoy coffee on the porch in the morning while watching dolphins dive in the surf; have refeshments and view a beautiful sunset in evening! The condo was clean and all appliances (including the dryer) worked perfectly. We had way more dishes and cooking utensils/pans than needed. However, the king size bed was uncomfortable. Our biggest complaint was the size of the unit. If this is a concern for you, be sure you are renting one of Beachside Villa's "bigger" 2 bedrooms. This is one of the "smaller" 2 bedrooms. A family of 3 could not sit together in the living room OR the dining area. This is why we will not stay at this unit again. But for an inexpensive, very short walk to the beach option, this condo was fine! The decorations we nice, and the view from the large porch was wonderful. Also, the 2 and 1/2 baths, nicely split between the two non-master bedrooms, was very handy.
I highly recommend this unit, as long as you don't have problems going up and down the stairs. The one caveat was that we had family staying on the first floor, so we could leave all of our sandy beach stuff down on their porch. If you go by yourself, you will have to lift chairs and boogie boards up the stairs to store outside your unit door. Not a big deal though!
Overall, a wonderful unit! We will be back! Reviewed on Friday, July 31, 2009     7/29/09...we just returned from spending last week in Seagrove Beach. For the 3rd year in a row we rented a condo at Beachside Villas and managed to secure the coveted #632...a 3 bedroom/2-1/2 bath that has a spectacular view of the beach. There were 7 of us staying in the condo...my husband and I, our 3 teenage boys, and the 2 older boys' girlfriends. It worked quite well for our diverse group and it was wonderful being so close to the beach. So why didn't I give this condo 4 or 5 stars? It really needs some updating which I can imagine would be difficult when you have one of the most popular rental units at Beachside Villas. The draperies in the master bedroom do little to block out the light, the dryer squeeks and probably needs a new belt, one of the support legs on the queen beds collapsed and they had to put a cinder block under it, it's in need of more pots and pans to accommodate feeding the larger groups that rent it, and, although the unit sleeps 12, the dining room table only accommodates 4...how nice it would be to be able to seat at least 6. There's plenty of room for a larger table. I can't say if we would stay in that particular unit again. We were just as happy with #531 which we rented in June, 2008 and, although it only had 2 bathrooms, it was in better repair. However, I highly recommend Garrett Realty. They were wonderful about coming to fix the broken bed and replace several burnt out light bulbs. And, as always, it was a wonderfully relaxing vacation...one that I have recommended highly to all my friends. Bottom line...Beachside Villas is a terrific place to stay for a reasonable price. We will be back next summer for one of their 3 bedroom condos. I just don't think that we'll try so hard to rent #632. We did love the larger floorplan and will probably look for one like it in another building. FYI...the pictures that are on Garrett's website are very accurate so you can truly tell what the condos look like, including the view. Reviewed on Wednesday, July 29, 2009     I stayed at Beachside Villas with my daughter and two granddaughters, ages 4 years old and 10 months. Building One was right next to the beach access, so we had a short easy walk to the beach. Our villa was beautifully decorated. In fact, it's the prettiest place I've stayed in the last 10 years. We stayed at Seaside years ago, but got tired of the high prices, noise and long walk to the beach--across 30A. The only drawback to Beachside Villas was that the walls seemed a little thin. I could hear my upstairs neighbors footsteps too clearly. But this was nothing major.
I would definately stay in this unit again, but next time I am going to try for Buildings 5 or 6, since they are the closest to the beach. I will say that I could see a small portion of the ocean from our unit, and was glad to check on the color of the flag before heading out.
The ladies who worked in the office were very friendly. We had a glitch coming in-- we checked in late and whoever we spoke to on the phone said that we weren't on the guest list. I almost flipped out, but after driving over to the office on 30-A, we got straightened out.
We enjoyed side trips to Seaside, Pier Park in Panama City, the fountains next to Rosemary Beach, and Gulf World. The four-year-old loved the dolphin and sea lion shows. Our picture of her being kissed by a 600 lb. sea lion is priceless.
I loved the family atmosphere. Having other children around made our stay very enjoyable. Our four-year-old made several new buddies, and many kind folks offered to hold the baby when our hands were full.
I felt like the price to rent the villa was very reasonable and would stay again. Reviewed on Thursday, July 23, 2009     We have been coming to Seagrove, and more specifically Beachside Villas since 1994 for our extended family summer vacation. This year we rented two condos for three families and a grandmother. The rooms were well furnished and in great condition, as always. There was free wireless internet, and a TV and DVD player in every room.
The reason we come to Beachside Villas every year is that there is something for everybody. While we all enjoy some beach activities, my wife likes to lounge on the beach all day and read a book, the little kids enjoy playing in the pool, and the older kids and I like to play tennis in the evenings. And I hate to admit it, but I get just as excited as the kids when the Ice Cream Man comes around in the afternoon. There is also a place to play shuffle board.
The only disappointment this year besides the tame waves (just the luck of the draw) was a bank of lights was out on the tennis courts, which rendered one of the courts unusable after dark, so we had to take turns on the one good court. I am sure they will have that fixed real soon, if not already.
